LAND ACQUISITION DUE DILIGENCE. Thorough and extensive research of a property prior to purchase is crucial. Success depends on it. Jansen Land Consulting (JLC) has extensive experience in this area. Essential items that are thoroughly analyzed include:

  • Allowable uses per zoning regulations
  • Adequacy of water and sewer
  • Handling of storm water
  • Adequacy of dry utilities (electric, telephone, gas, cable)
  • Topography from an earthwork and marketing perspective
  • Possible relocation of existing utilities
  • Subsurface soils investigations
  • Environmental considerations
  • Preliminary costs and scheduling for development

LAND ENTITLEMENT. JLC works closely with the consulting design teams as well as the local jurisdictions to ensure the efficient and expeditious design and processing of plans. We believe strongly in engaging the general contractor during this time to ensure the plans are designed cost effectively. Furthermore, JLC believes in fostering a strong partnership between the design teams and reviewing jurisdictions. In turn, zoning-to-preliminary-to-final plans are reviewed, approved and permitted in a timely fashion.

LAND DEVELOPMENT. JLC prices and contracts all plans just prior to approval. Work can then commence shortly after obtaining the required permits. All work is priced by a minimum of three (3) qualified contractors. Furthermore, we work closely with the contractors through weekly meetings and other communications to ensure project completion on time and within budget.

BOND RELEASE. We know the importance of tackling bond release early. JLC typically initiates this process at the final topping stage. Starting bond release at this stage provides for the best opportunity to have all necessary work completed as quickly as possible. Our philosophy is to be proactive with the jurisdiction personnel (from office to field inspectors) in order to bring successful closure to a project without unnecessary delays.

PEER REVIEW. In order to facilitate the transaction of real estate between a buyer and seller we provide independent peer review services of the design and constructability of a “ready to go” project. We work with the design team to explore any opportunities to value engineer the site design. And we work with our contractor partners to solicit the best pricing for the land development work itself. Finally we identify any other possible issues regarding development and present possible solutions. These services have helped clear up any misunderstandings or differences between transaction parties.

EXPERT WITNESS. JLC provides expert witness research and testimony regarding land entitlement and land development disputes.
