1. WHAT DOES YOUR COMPANY DO?
We are essentially a company of Project Managers whose core business is to manage entitlement and land development process. We recommend the team of consultants, help get them under contract and manage the team in the preparation and approval of various site development plans. We bid out those plans, recommend a contractor and then assist in getting them under contract. We manage the day to day field work until the site is constructed to the base paving stage.
We consult and advise during the land acquisition due diligence stage and manage bond release work. We provide peer review work commenting on already prepared site designs which are ready for land development construction. And finally we provide expert witness testimony in any disputes regarding land development.

2. WHY SHOULD I HIRE YOU VERSUS MANAGING THIS TYPE OF WORK IN HOUSE?
The primary reason is we provide an uninterrupted focus and bring a wealth of experience. We perform our work as if we are an employee of our clients; however, we don’t experience the interruptions in house employees can experience when they are called to perform tasks beyond their core entitlement and development duties. We posess a lot more experience than a younger in house employee. That experience helps us avoid problems and solve those which may arise. That experience also brings with it relationships of key people. We know many of the key stakeholders in the land development industry and we achieve results that others can’t.

3. HOW MUCH ARE YOUR FEES?
Depending on the size and complexity of the project generally our fees can range from 1–3% of the total land development budget.

We structure our fee to our client’s needs. Often times our client prefers we provide a per lot fee in the case of residential work. This way they are able to include our costs as part of the developed lot cost.

Other times we bill a monthly fee over the life of the project. And we can also work hourly as we keep detailed time logs.

Our fees provide a great value for the dedication, commitment and experience the client receives in return.

4. WHAT IS YOUR BUSINESS PHILOSOPHY?
Our company is founded and driven by 3 principals — integrity, respect and commitment. Everything we do is based on whether it is the right thing to do, even if it has a negative impact on us. We treat every member of the Development Team with the dignity and respect they deserve, from the laborer on the construction site to the owner. We believe it takes a team to build a job and no one individual is more important than the next. Finally, we do what we say we will do. If we commit to a schedule or budget we will meet it. If there are circumstances beyond our control that prevent us from meeting those commitments we communicate that immediately. We manage our work and our formal communication with our clients weekly.
